Apartment Rental Agreement

 

Paying the rental fees for the apartment constitutes your acceptance of the following terms and conditions:

 

PAYMENT POLICY:

Once you reserve the apartment a deposit of 50% of the rental rate is due within 7 days of booking to confirm. Failure to make this payment subjects your reservation to automatic cancellation without notice to you. The balance due of rent and damage deposit must be paid in full at least 60 days prior to your arrival.

 

CANCELLATION POLICY:

All cancellations and any request for changes to your reservation (such as date changes or changes in the number of persons) must be made in writing by email, mail or facsimile. For cancellations received more than 60 days prior to arrival date 80% of your deposit will be refunded. For cancellations received within 60 days prior to arrival date 100% of the deposit or rental (whichever has been received) will be forfeit. Should you have to cancel your reservation for any reason, we will make every effort to re-book the apartment to another guest and 80% of your rental fee will be returned to you for the nights re-booked. In some cases, you may be able to rebook your vacation at a later date, without penalty to you.

 

TRAVEL INSURANCE:

For peace of mind we recommend travel and trip cancellation insurance.

 

TRAVEL DOCUMENTS:

It is the guests' responsibility to travel with the correct documentation. If you have any questions about the required documents, please call or e-mail us.

 

DAMAGE DEPOSITS:

Damage deposits are fully refundable within 10 days of guests' departure, provided there is no damage, breakage, missing items, no additional cleaning for an apartment left abnormally dirty and no other outstanding charges. You, as the guest, agree to take all reasonable steps to ensure that your guests or families adhere to the rules and regulations affecting the apartment. The apartment is fully furnished, including a plentiful supply of bed linens and towels for guests use. Rearranging the furniture or removing any items from the apartment is strictly prohibited.

 

ARRIVAL:

We'll need to know your arrival information (airline, flight number, arrival time, car rental company, departure time, departure flight number) at least two weeks prior to your arrival. While en route, it is required that you notify the management team if your flight is delayed or cancelled for any reason, so we can notify the resort and your transport company of the delay. It is very important that you follow the arrival instructions provided to you prior to your departure to ensure that you get the most enjoyable experience.

 

INTRODUCTION TO YOUR APARTMENT:

The property manager will meet you at a pre-determined location, where you will be escorted to your apartment and be given a resort briefing. These services are included in your rental rate. You will also have the property managers day and night phone numbers for contact in case you need anything (even advice!) during your vacation. Transportation back to the airport upon your departure is not provided or included. Please refer to our Optional Extras information to ensure that you have booked necessary transportation.

 

CHECK-IN and CHECK-OUT TIMES:

Your check-in and check-out times are usually no earlier than 4pm (check-in) and 10.30am (check-out). It may be possible to arrange an early check-in or late check-out depending on other arrivals or departures. We'll be happy to try and accommodate you.  

 

LIABILITY:

The apartment owners do not assume any liability for personal or property loss and damage or injury during guests' occupancy of their apartment. Guests are responsible for the apartment during occupancy, and must lock all windows and doors securely when not on the premises, and must exercise due care in securing all personal property. There is a safe provided to assist with personal security. Guests are also responsible for behaving in a suitable manner during their stay and the owners accept no responsibility for irresponsible behaviour on the premises or on the terraces leading to personal injury.

 


CAPACITY OF THE APARTMENT:

The total number of persons allowed in the apartment at any one time is restricted to the number of persons scheduled and paid for, based on two persons per bedroom. Should a group misrepresent themselves, they will be required to pay for all excess persons immediately, or shall vacate the apartment without refund.

 

PETS:

Pets of any kind are not allowed in or on the apartment premises without prior arrangement.

 

CLEANING:

The apartment will be cleaned thoroughly prior to your arrival. Additional cleaning is available for a small charge by prior arrangement.

 

SECURITY:

Guests are responsible for the security of their apartment during occupancy. You must keep all windows and doors locked securely at all times when not on the premises. You must observe all cautions explained by your local management contact. Guests are responsible for keys. There is a euro 25 charge for each set of lost keys. Be sure to follow instructions precisely on where to leave your keys when you depart

 

COMPLAINTS AND MAINTENANCE:

In case of a maintenance problem, the guests shall notify their property manager who will strive to repair the problem as soon as possible. No refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, telephone service, water, pool filtration systems, hot tubs, television or cable service, appliances, etc. It is the guest's obligation to report any problems or damage to their apartment immediately.

 

HOUSE PARTIES & FUNCTIONS:

The apartment owners wish to maintain a family atmosphere for the quiet enjoyment of guests. We rent to family groups and responsible adults only. No house parties or functions such as weddings are allowed without advance written permission from the owners. Guests shall be respectfully quiet and peaceful, so as not to disturb other residents in the adjoining apartments.

 

DRUGS AND HAZARDOUS MATERIALS:

Guest and members of the party shall not use or permit to be brought into the apartment any illegal substances, inflammable fluids, firearms or other explosives or articles deemed hazardous to life, limb or property.

 

DISCLAIMER:

The apartment owners are not responsible for inadvertent errors on the website. All rates and details are subject to change without prior notice.

 

DISABLED GUESTS:

The apartment has a spiral staircase and stairs to the Bell Tower Terrace so is not suitable for those challenged by unusual staircases.
